Mortgage broker vs. bank: how to compare your options

Choosing between a mortgage broker and a bank is a decision about how you want to shop, communicate, and evaluate a home loan. Neither path is automatically best for every borrower.

Direct definition

A mortgage broker helps a borrower compare and apply through mortgage lenders but does not fund the loan. A bank or other direct lender makes its own mortgage loans. The right choice depends on the borrower’s goals, finances, property, timing, communication preferences, costs, and available loan options.

What is the main difference?

A bank is a financial institution that may make mortgage loans directly. A mortgage broker does not lend the money; the broker helps connect a borrower with lenders and may assist with the application and process. Banks typically offer their own channels, while broker access depends on the lenders with which the broker works.

Is a broker or bank better?

Neither is automatically better for every borrower. A broker may offer access to multiple lenders and coordinate comparisons, while a bank may provide a direct institutional relationship and its own process. Compare written costs, terms, communication, timing, and loan fit before choosing rather than relying on a single advertised rate.

How should I compare them?

Ask who will lend the money, which lenders or programs are considered, and how each party is compensated. Compare Loan Estimates for the same scenario. Review interest rate, APR, points, lender or broker fees, credits, cash to close, projected payment, loan features, rate-lock details, and conditions before making a decision.

Understand each party’s role

The organization assisting you may be a broker, lender, or operate in different roles depending on the transaction.

A direct lender makes the credit decision and funds the loan. A broker generally connects the borrower with a lender and helps coordinate the process. A loan officer works for or through an organization and communicates with the borrower.

Ask for the name of the lending entity, who makes the credit decision, who will service the loan initially, and where compensation or fees appear in the disclosures.

Compare access and process

Different channels can offer different combinations of loan options, systems, and communication.

A broker may be able to submit a scenario to lenders in its network. A bank may offer institution-specific options or a direct process. Neither necessarily represents every available mortgage in the market.

Evaluate responsiveness, document technology, expected timeline, explanation quality, and who remains accountable through underwriting and closing.

Compare total cost—not only rate

An advertised rate does not describe the entire economic tradeoff.

Review interest rate, APR, points, origination charges, broker or lender fees, credits, mortgage insurance, projected payment, cash to close, and how long you expect to keep the loan.

A lower rate may involve higher upfront costs. A credit may reduce cash needed at closing while affecting pricing. Compare the same loan amount, term, lock period, property, occupancy, and borrower assumptions.
